RECENT DEVELOPMENTS & INVESTMENTS
Since its inception in 1981, Columbia Properties has developed more than 70 properties in the metropolitan Atlanta area and throughout the southeast. Currently, CPI manages, leases, and/or owns over one million square feet of retail shopping centers ranging in size from 15,000 to over 100,000 square feet, located in the Atlanta metropolitan area and throughout Georgia.
Rockfish Village will be a 76,887 square foot shopping center located in the Hope Mills area of Fayetteville, North Carolina. The shopping center will be anchored by a 48,387 square foot Publix and include 28,500 square feet of shop space. Rockfish Village is projected to open in February of 2027.
The Shops at Pear Orchard is a 68,325 SF shopping center located in Elizabethtown, Kentucky and will be anchored by a 50,325 square foot Publix Supermarket, which will include a Publix Liquor Store. The center is projected to open in November of 2026.
Leland Village is a 131,795 square foot shopping center with an anticipated completion date November of 2026. The shopping center is located in the Leland, North Carolina, just outside of Wilmington. The shopping center will feature a 50,325 square foot Publix, junior anchor spaces for Marshalls and Ulta Beauty, and 46,970 square feet of inline shops. The center is located in Brunswick County, the fastest growing county in North Carolina.
Conyers Pointe is an 81,000 square foot center anchored by a 45,000 square foot LA Fitness and a 23,000 square foot Sprouts Farmers Market and 13,000 sf of shops. The center is projected to open in October of 2026.
The Marketplace at Carnes Crossroads is a 80,348 square foot Publix anchored shopping center conveniently located on the Northwest corner at the signalized intersection of U.S. Hwy 17 and U.S. Hwy. 176 in Goose Creek, SC. The center is situated in front of Carnes Crossroads, a 2,300 acre mixed-use master planned community with sidewalk lined streets, parks, ponds, trails, shopping, schools and a full-service hospital. The shopping center features high-end and unique village style architecture and includes tenants such as Chase Bank, McDonalds, 7Brew, Hollywood Feed, Heartland Dental, Firehouse Subs, Five Guys Burgers & Fries, Zaxby’s, Great Clips, Domino’s and others. Carnes Crossroads opened in September 2025.
Old Town Marketplace is a 67,448 SF shopping center located one mile from I-185 in Columbus,GA. The shopping center is anchored by a 48,000 SF Publix and features national tenants including Starbucks, Taco Bell, Guthrie’s Chicken, Great Clips, UPS Store, Jersey Mike’s and Little Caesar’s. The shopping center is adjacent to Old Town planned community, a 300-acre development to include single family homes and apartments. The shopping center is also in close proximity to Northside High School, Veterans Middle School and North Columbus Elementary School. The shopping center opened in December of 2023.
Merganser Commons at Hills & Dales Farm is a 59,391 square foot shopping center located in LaGrange, Georgia completed in August 2023. The property is anchored by a 46,791 square foot Publix and features a Chick-fil-a and Starbucks.
Hugh Howell Marketplace is a 82,011 sf shopping center anchored by a 48,387 SF Publix was completed in spring 2021 in Tucker, GA. Columbia Properties Capital provided Branch Properties a portion of the equity financing for this project which was leased to 100% with a strong line-up of national and regional tenants and sold in the fourth quarter of 2021. Tenants include First Watch, Antico Pizza, Buffalo Wild Wings Go, ATI Physical Therapy and Piedmont Urgent Care.
Prince Creek Village Center is a 13 acre development in Murrell's Inlet, South Carolina on the south side of Myrtle Beach. Prince Creek is anchored by a 45,000 sf Publix Supermarket and features a 7-11 and Heartland Dental. The shopping center opened in May 2017.
Parkside West Cobb is a 21 acre development on the corner of Dallas Highway and Casteel Road in Marietta, GA in West Cobb County. The property sits directly across the street from Cousins lifestyle center "The Avenue West Cobb", with tenants Barnes & Noble, Pier One, Victoria's Secret, Banana Republic, Gap and several others. Columbia identified and worked through an extremely difficult zoning process on this property for seven years. We worked hard with the adjacent homeowners to come up with a layout, architecture, landscaping and many other items to come to a mutually beneficial development that all of the surrounding community was eager to welcome. Parkside contains 147,000 sf and is anchored by a 30,000 sf Sprouts Farmers Market, Stein Mart, Ulta Cosmetics and includes a tenant line-up including Mellow Mushroom, Zoe's Kitchen, a credit union, Regions Bank and Freddy’s Frozen Custard. Parkside's grand opening took place in January 2017.
Shops at Heritage Village is a 71,541 SF shopping center anchored by a 49,000 SF Publix located in a high-income neighborhood in Wake Forest, NC. The center opened in September of 2016 and features a Chick-Fil-a, Heartland Dental, Sports Clips, Mattress Warehouse, and Cold Stone Creamery.
Merganser Commons at Bonaire is a 58,000 square foot center anchored by a 45,000 sf Publix Supermarket. The center was developed by Columbia in a joint venture with Merganser Enterprises and was construction was completed in 2018. The property is located at the intersection of SR 247 and SR 96 in Bonaire just south of Warner Robins, GA.
Olde Ivy Village is a 10-acre retail development located at the highly trafficked intersection of South Cobb Drive and the East West Connector in Smyrna, GA—known as the “Gateway to Smyrna.” The 46,000 SF center is anchored by a 28,000 SF Sprouts Farmers Market that opened in April 2015. Additional tenants include Smyrna Eye Group, RaceTrac, Del Taco, Krispy Kreme, Jim ’N Nick’s, Mattress Firm, and Sports Clips.
Powder Springs Pavilion is a Walmart SuperCenter shadow anchored center located in Powder Springs, GA. The center was developed in 2014 as a Dollar Tree, Bojangles and Tidal Wave Car Wash.
The Village at Druid Hills is a 26,150 SF retail development located just east of Buckhead in the heart of Atlanta, with convenient access from I-85 at North Druid Hills and Briarcliff Roads. The center is less than two miles east of Lenox Mall and Phipps Plaza. Completed in September 2013, the property is anchored by Walgreens and features national tenants including Sprint, Mattress Firm, Newk’s Cafe, Sports Clips, and Willy’s.
The Village at Millers Chapel is a 75,600 square foot development in Conyers, GA anchored by a 45,600 square foot Publix Supermarket and Shadow anchored by a Super Target. This project opened in July 2012 and featured Mavis Tire, Chase Bank, Subway and Cato
Suwanee Depot is a 65,408 sf shopping center anchored by Office Depot. The center is located less than 1/4 mile off Interstate 85 on Lawrenceville Suwanee Road in the rapidly growing city of Suwanee, GA. The center was developed in 2008 and Columbia and its partners were able to purchase this nearly new retail center on a short-sale in June 2012 at a basis of less than $80 psf. The center was 80% occupied at the time of purchase.
Trowbridge Crossing is a 62,558 SF shopping center anchored by a 38,000 SF Publix Supermarket in Sandy Springs, GA. The property was acquired by Columbia in August 2011 and is located at the corner of Trowbridge Drive and Roswell Road, the primary retail corridor in this affluent Atlanta submarket.
Breakfast Point Marketplace is a 105,000 square foot center in Panama City Beach, Florida anchored by a 54,000 square foot Publix and a 21,000 square foot Office Depot developed by Columbia and completed in May 2009. Columbia convinced Publix to re-locate a store on middle beach road to this site on Highway 98 at the entrance of The St. Joe Company's master planned "Breakfast Point" development.
Wilshire Village is a 40 acre development in Peachtree City, Georgia which Columbia completed sitework in early 2009. Columbia sold 30 acres for an assisted living facility and closed retail deals with AutoZone, Delta Community Credit Union, Zaxby’s, Panera Bread, Waffle House, Heartland Dental 2 medical offices and a fuel center. Wilshire Village sits directly across from the successful Publix anchored Wilshire Pavilion, developed by Columbia in 2000.
Village Shoppes at Windermere is an 81,000 square foot center in Suwanee, GA anchored by a 39,000 square foot Publix Supermarket developed by Columbia and completed in November 2008. The center is in a very affluent area of South Forsyth County with average household incomes in excess of $150k per year. Columbia selected the site based upon the demographics and future planned roadway improvements creating Windermere Parkway which were key deciding factors in attracting Publix. Columbia had to assemble several parcels of land to create the site and worked closely with neighborhood residents and local planners to re-zone the property which included 2 lots from an adjacent residential subdivision.
Brownsville Square is a 65,000 square foot center which was originally developed by Columbia in 1995 as a Winn-Dixie and was re-tenanted with a Food Lion grocery store in 2009 and subsequently re-tenanted with a Food Depot grocery store in 2012 when Food Lion withdrew from the Atlanta market.
Carter Norcross Plaza is a 18,000 square foot strip center located on Jimmy Carter Boulevard in Norcross, Gwinnett County. Carter Norcross Plaza was developed by Columbia on behalf of one of our clients in 2007.
Stillwood Pavilion is a 74,800 square foot center in Newnan, GA anchored by a 45,600 square foot Publix Supermarket developed by Columbia and completed in September 2006. The property was selected by Columbia for its outstanding location within the master planned communities of Summergrove and Stillwood Farms. Columbia closed on the property despite not having any tenant commitments and was able to convince Publix to open a store at the location after holding it for less than one year. Columbia was also able to develop the corner across the street from Stillwood Pavilion for a CVS Pharmacy. Columbia leased this center to 95% occupancy and sold it to a private equity group in March of 2008.
Three Chimneys Pavilion is a 27,000 square foot development completed by Columbia in August of 2007. The development included a build-to-suit for CVS Pharmacy, McDonald's, Goodyear and Waffle House. Columbia was able to get retail zoning despite local neighborhoods' initial vocal opposition to the development. Columbia worked closely with nearby homeowners to tailor a development plan which was pleasing for all parties. The site is on the same intersection as The Village Shoppes @ Windermere. Columbia developed both corners based upon our early recognition of the fantastic retail node that would be created by the future Windermere Parkway.
AutoZone - Columbia developed and/or ground-leased sites to AutoZone in Newnan, Suwanee, Stockbridge and Peachtree City between August 2007 and November of 2008 - all of which were subsequently sold to private investors.
CVS Newnan - Columbia acquired this 2 acre parcel of land in conjunction with its development of Stillwood Pavilion in 2006. Columbia was able to structure a complex transaction with CVS which included Columbia acquiring a separate CVS lease in Snellville, GA.
Southard Crossing is a small development in Cumming, GA completed by Columbia in June of 2006. The development included a build-to-suit for CVS pharmacy as well as a BB&T Bank and a local restaurant. Columbia was able to purchase the property from a local family that had owned the site for several generations and had long resisted selling. The site is directly across the street from a Publix anchored shopping center that was developed in conjunction with this site.
CVS Snellville - In April of 2006, Columbia was able to negotiate a very creative deal with CVS on a property in Newnan, GA whereby Columbia developed and delivered a graded pad site to CVS and CVS traded to Columbia a newly-completed store in Snellville, GA based upon a pre-determined return. Columbia subsequently sold the Snellville CVS Pharmacy to a private investor in April of 2007.
Providence Pavilion is a 110,000 square foot center in Mableton, GA anchored by a 44,814 square foot Publix completed in December of 2004. Columbia selected this site because of the explosive residential growth that had occurred around it in the preceding years including John Wieland's "Providence" subdivision. This growth had not been served by necessary retail services. Columbia was able to assemble a dozen separate parcels and overcome obstacles that included obtaining a new traffic signal from Georgia DOT, working around nearly 100,000 cubic yards of rock and a last minute march by the "Sons of the Confederate Soldiers" who wanted the site protected for its historical significance. Columbia completed deals at this center with Bank of America, Washington Mutual Bank, Wendy's, Hollywood Video, Primrose Schools, Shell Oil, EB Games, The UPS Store and Subway.
Eckerd Peachtree City - Columbia developed this 13,813 square foot Eckerd Pharmacy in August of 2004. Eckerd was subsequently purchased by Rite-Aid. Columbia sold this asset to a private investor in December of 2004.
Varner Crossing is a 82,596 SF shopping center in Marietta, GA anchored by a 54,166 SF Kroger completed in August of 2003. Columbia was able to rezone this property in a difficult "no-growth" area of West Cobb County, GA.
Wilshire Pavilion is a 77,484 square foot shopping center in Peachtree City, GA anchored by a 51,674 square foot Publix Supermarket developed by Columbia and completed in December of 2001. Publix endured a difficult zoning process at this site in a municipality that is renowned as the most difficult in the metropolitan Atlanta area. This site was selected by Columbia for its great location within the neighborhoods of Peachtree City, but also because of the long-range DOT plans to widen the roadway and re-align the intersection which would eventually create a great corner site. Publix agreed and took the site long before the 2010 road improvements eventually were completed.
First Tuesday Mall is a 180,371 square foot shopping center which was acquired by Columbia in April of 2002. Columbia was able to re-tenant two of the anchor spaces with Food Depot and Farmer's Home Furnishings.
Shallowford Crossing is a 63,754 square foot shopping center which Columbia originally developed as a Winn-Dixie anchored shopping center in 1982. The property was sold in the '80s and then subsequently reacquired by Columbia and our investment partners in January of 2002 nearly 20 years later. Columbia was able to re-tenant the vacant anchor space.
Everson Pointe is an 81,341 square foot center in Snellville, GA anchored by a 57,000 square foot Kroger.
